Permits, surveys, engineering, zoning, septic — each one involves separate professionals, separate timelines, and decisions that affect everything downstream. Without someone coordinating it all, things get missed, timelines slip, and costs climb before a single wall goes up. That's what our Preconstruction Service is for. For $250 deposit to get started, credited in full toward your project, we guide you through the entire preconstruction process from initial feasibility all the way to a signed construction agreement and project ready to build. We don't just hand you a checklist. We coordinate the right professionals, keep the process moving, and make sure every decision is made in the right order. What this service covers: Phase 1 — Feasibility and Discovery Before you commit to a lot or a vision, we help you determine whether your goals are actually achievable on your site. This includes reviewing 3 properties with your inspiration and goals, evaluating zoning and setback requirements, coordinating site surveys and topography, assessing septic and utility conditions, and aligning your vision with a realistic budget range. We'll also begin exploring floor plan concepts, footprint configuration, garage placement, exterior direction, and preliminary structural approach — so you're making informed decisions from the start. Phase 2 — Design and Development (addtional cost) Once feasibility is confirmed, we coordinate the professionals needed to bring your plans to life — your architect, structural engineer, civil or grading consultants, and septic designer if needed. This phase produces the building plans, engineering submissions, and outline specifications required to move into permitting. Phase 3 — Permitting and Approvals (additional cost) We manage the permit drawing process and coordinate submissions to your local jurisdiction, including city review, engineering approvals, and septic approvals where applicable. We stay on top of revision requests so nothing stalls. Phase 4 — Pricing and Construction Readiness With approved plans in hand, we coordinate trade pricing, finalize your project scope, develop your construction schedule, and prepare your construction agreement. By the end of this phase, you're ready to build — with full clarity on cost, timeline, and what to expect.
